You don't normally get an agent on both sides of a rental.I would tell the prospective tenant what you are willing to pay if anything for agent fees.

Demand is so high in my area that most prospective renters clean the houses for me between renters they want it so bad, they don't want to wait on me to prep it for them.  

If you're curious, in the case of my current prospect, it's worth 125k, needs 35k+ rehabbing (haven't site-walked nor inspected), there's an option to build on the property with Seller advising that he's talked with other investors in the past and would rather build and somehow share in the profit.
