I know I just laid out a lot of details there, but my flippers need to know all these things, so I keep a spreadsheet of who is doing what, so I can place the loan with the correct lender depending on details needed with my flippers.

I am a seasoned multi-and-single-family property manager in the Charlotte (and surrounding) area.Vendors: I always ensure to connect with at least three specialists in the same field, for example: carpet cleaners/replacements, roofers, emergency services (water extraction or organic growth remediation) this way when it comes time for their services you can get a bid from each of them.

Then move forward with a restoration company or trusted contractor who can help you dry out the place starting tomorrow (or ask your existing contractor for recommendations).

They typically want it to be 1976 or newer when HUD regulations went into place.

If everything aligns, moving forward with a duplex can be a smart move, providing both a place to live and a source of rental income.
