Duplex for sale with one side occupied

My wife and I are tossing around the idea of selling our current home and buying a duplex, moving into the vacant side so we can purchase with less money down and begin our investment journey.

here are the details:

Sale Price: $250,000

both sides are 3 bed 2 bath with one car garage

the listing says the occupied side rents for $1,100

location i would classify as high C low B, mainly because everything around is rentals.

2853 Hemlock Ct Cape Girardeau MO

Thoughts, Advice would be greatly appreciated!

Update on the above, the vacant side was in great condition minus a hole in the ceiling from water damage from the bathroom above. Easy fix, no big deal. Occupied side was in rough shape, carpet needed to be ripped out and holes all over the wall from tenants. Neighborhood was not ideal for our family so we gave it a pass.
