After reviewing zoning and by-laws and speaking with my planner - a 4 story unit would be feasible here at an 8000 sq ft footprintWe've collected all the data regarding cost to build 4 stories and a mix of smallest and largest units to get a ballpark estimate (give or take 5%)  and we've calculated the revenue from all potential different sized sized units, down to per sq ft of revenue.

Highest sale in the community is $880K's but I am estimating this house to be more in the $830K'sI have done rehabs on buy and hold and to date my largest rehab cost has been $55K in orange county.

@Richard Forton Tough call, man...The jump seems like a solid plan to me, but I'm not in your shoes :)Columbus, Ohio is one of the hottest RE markets in the country...we're basically slated for a guaranteed $5 billion dollars in development over the next 3-5 years...fantastic growth...low unemployment...high quality of life...2nd largest university in the country...I could go on...Would be glad to chat or get you going on an MLS auto-feed if you want to get familiar with the market (no obligations)Best of luck!

The mortgage on your rental is an "expense", because it come from the rent payment (the tenant), over and over again.This same comparison can be (should be) used to show why your own home is NOT your largest investment...it's your largest cost.
