@Peter Castrianni if the Smokies are out of budget for you then look towards North GA(Blue Ridge Area), or West NC over towards Asheville and surrounding towns.

For non-residential applications (like north side green houses) the thermal benefits could be significant and I'd be exempt from permits. 

My investor is looking for a solid, dependable and quality PM, to manage a couple of units on the north side (Rogers Park).

Other successful markets I have heard from include Pittsburgh, North Carolina, Georgia and Florida.

Imagine a college type party house with music, lots of people, more than likely some alcohol etc...in a neighborhood with elderly people across the street and a generally quiet neighborhood.

But I will say that once the boxable style model takes hold I would think the far north will be a great target for it.
