Sheriff sale in Monroe County Pennsylvania
Hi- just joined this community - looking for advice on Sheriff sales in Monroe County- PA. There is a property down the street that appears vacant and will be going to auction in about 2 weeks. I’ve learned a lot through reviewing past forum entries, just a few questions:
1. I’ve read plaintiff bank will usually get top bid- and small investors will almost never win. Is it worth getting a title search on property I’m interested in (invest a few hundred for something that may not pan out)? Recommendation on company to do a search for us? How much should I be paying for such a search?
2. Are their title companies that are more likely to provide title insurance after the sheriff sale purchase?
3. Is there such thing as a sheriff sale consultant- someone we could hire to guide a first attempt at a sheriff auction?
4. if the auction has the street name slightly incorrect- would that present a risk as owners potentially not properly informed ?
