Tenant died of Covid, wife left unable to pay rent

I have a terrible situation.  Pretty good tenants for 2 years.  The husband died of covid.  Wife was also hospitalized with covid but is back home now.  She remains on oxygen and has nurses coming to help care for her.  She can not pay rent and she has not committed to moving out.  Rent is 20 days past due.  I don't want to be insensitive, but I have a mortgage on this property.  What should I do!?

Also, the property is s single family residence in North Carolina.

@Mike Gerson in NC you as the landlord can initiate a landlord assistance request through the HOPE program. Application and phone # here.
