Seeking Advice on short term rental issue
Good afternoon! My name is Bryan and I am relatively new to the platform of BiggerPockets but love the content and tools. I am looking for some advice and will try and keep this short and sweet in order to respect everyone's time. We have a short term rental property in a great location in Florida. It is a single family home in a quiet, residential neighborhood with no HOA and we have a property management company that takes care of it (cleaning, bookings etc.). The property rents out on average 20 days per month at $200/night and is 15 minutes from the beach and has an indoor pool. Cashflow is a consistent $1,500/month and we have owned it for about 1 year. It is known in the community as the "party house" and since it is a short term rental there are guests in and out multiple times per month. Needless to say, the neighbors in the area are not happy and are quick to voice their opinion. While we aren't doing anything wrong I have called them and visited with them multiple times to try and be nice and I even gave them my cell phone number (not the best idea in hindsight). Recently at least 2 neighbors have walked to our house immediately as guests were checking in to voice their displeasure with the guests being there and how they wished the house would not be rented. Those guests have left amazing reviews but have said in the review that the neighbors are "unwelcoming" and "unpleasant." We have reason to believe that they are doing this to ALL guests in hopes of there being negative reviews and having it impact our ability to utilize it as a short term rental. It now has been mentioned in a few reviews and could impact bookings. I would love any feedback on how I should best approach this with the neighbors. I am curious if anyone has experienced this and any insight on how to handle. I am grateful for this platform and appreciate greatly the feedback and thoughts.
