NO NEED to talk with middle men broker people that have responded on this thread they will just add expense to your purchase you can buy direct from the Vendors No problem..

The purpose of this clause is explicitly to counter the "why do I want to do more work if I am selling the property." attitude.Now, in reality we know Vendors are occasionally disinclined to place new tenants (or expend the effort to place quality tenants) in a unit once the building is under contract, so we offer to do exactly what your buyer is doing ... assist the Vendor to fill the vacancy(ies) with credible new tenants {we also reserve the right to ensure the new tenants meet our standards}.

If you're only concerned with maintenance, why not refer business to the Broker and arrange to be an exclusive vendor to handle maintenance?

There is a contractor around here, he uses an Amish crew, they pick up these junk trash cans and strip them, wood is recycled and they haul it for scrap, as they should IMO.An 8' wide trailer is fine for an RV or a deer camp, it is by no stretch of the imagination considered suitable housing.

Hello Robert:If you used personal funds to purchase a home and rehab it for business, then you can pay yourself back by making youself a Vendor, and linking that expense account to the property that you purchased and are rehabbing in the Fixed Asset Account in your Chart of Accounts.

While not "all inclusive" here's a list of "pros vs. cons" for properties at this price point:Pro'sMore Affordable for usIf I make a mistake, it will be a smaller mistakeMore cash flowCon'sHard to get lendingYour expense ratio is higher (if you replace a ceiling fan, it costs the same if the property is worth $20,000 or $200,000...so the RATIO is higher at this price point)Your class of tenant is very differentMight be hard to get a property manager at this price point (and other vendors too)So while I was able to make a profit on these houses when I invested at this level I don't invest at this level anymore.
