Springdale neighborhood - Indianapolis, IN turnkey

Hi all,

I am looking at purchasing a turnkey rental in Indianapolis, IN through FS Houses. The neighborhood is Springdale. I understand that FS Houses' business model is to sell turnkey homes in neighborhoods that are in transition, so there is some appreciation potential which is nice. Due to the fact that the neighborhoods are "in transition," they don't look the greatest on the Trulia crime map or other online crime stat resources. So I thought I would ask the Bigger Pockets community about your thoughts on this area, and I would LOVE to hear from other FS Houses investors about your experience in these transitional areas. Being out of state, I'm just trying to do my due diligence and make sure I'm not getting into something over my head. I'm also curious whether all of these transitional areas have the same amount of crime, or if others are safer than this one and maybe I should just wait. I appreciate your thoughts in advance!
