It’s simple math but the other part is making sure you listen to “motivation” from the seller/client so their willing to trade equity over convenience.

6,000 people surely isn't enough to sustain a Walmart so it would seems there's a larger trade area drawing people to the site. 

We kept the property mortgage under the seller’s name for a year and we just refinanced it into a portfolio loan that allows me to add and subtract properties by trading properties into the portfolio if one sells.

It can be a trade-off between overhead efficiencies and asset protection. 

Lot's of lenders have re-traded loan deals and offerings or have taken a 2 to 3 month pause.
