Also, be wary of the emotional support animal thing, as they may try that route in order to get the pets in without your consent, so read up on it here in the forums and maybe have a required form ready so they can't just use the cheap online letter that almost anyone can get these days.

If you are bound by an early termination clause, send them a letter in writing (email should be fine) stating which provisions they are in violation of, and explain you will let it go if they let you out of your agreement and turn over everything to your new manager.

And then you need to HOPE you sent the right marketing piece to them, and HOPE you filtered that list correctly, and then go to all the hassles of skip tracing and then RESEND those letters again spending an other residual fortune?

Again, this is a tri-fold brochure, not a cheap looking yellow letter, so I think the price is pretty competitive.Curious if there are any thoughts on my strategy of using the tax records and focusing on out of town owners and if $1 per brochure mailed seems expensive.

One of the easiest lead finding you can do is Driving for dollars.Then go to your town assessors office and find out who owns the property.Use truepeoplesearch, fastpeoplesearch, whitepages, to find phone numbers to cold callType up a yellow letter for direct mail, or order postcards.Follow up with owners.
