There are less headaches associated with a better quality (i.e. higher paying) tenant, on average.

As you recall, I spent $1,130.00 for the removal of the tree, stump, petrified wood, installation of more gravel and labor associated therewith.

There is to much risk associated with not being able to run a background check on the brothers in my opinion.Now in reality, the tenant will probably let his brothers live there if they are on the lease or not.

The other option is to call the city back and ask them what the price tag associated with the permits, fees, and violations to get it into working order and then deduct those from your purchase price.

Assuming your rental is in seattle or western WA, rental housing association (rhawa.org)  includes in their membership unlimited use of leases tailored for your area and type of property (in seattle/outside of,  and SFR or apartment).
