Hello everyone! Looking for some insight on what people have experienced when doing multi-family rentals. When it comes to SFR location is definitely a huge factor when it comes to purchasing. But is location really as big of a factor when it comes to multi-family investing? Ultimately if there is low vacancy and the property cash flows is it worth the risk to invest in "C" type areas/property? Will there ultimately be more headaches than not?

good question @Andrew Cook, yes location is important in MFR.
You Can have c class building in B or A location, rundown building in great area.
This will be a good value add play, much better to nice Propery in bad area or even c type in c area.
C type in D area is probably the wors and not for the faint hearted!
Usual Say B type will be in B or A areas, but C type are of ten in blue colour areas.
This is not set in stone but C type properties typically built between 1950-1970s.
B are 1980s-2000s and most A class building are recently built.
C type do offer good value add opportunity, these C and B are my main focus.
