Property Manager Woes
I have a property manager managing a couple of my properties. There is a need to evict a tenant who has been oweing various amounts of money since they moved in in Dec 2017. Property manager has finally gotten a judgement (I found out from the court), however throughout the process (since Jan) communication has been very poor, infact non-existent with the PM. It has taken over 2 months from when I was told they initiated the eviction process, any suggestions on how I can close out this issue with the PM and tenant would be appreciated. Am I able to step in, have a different PM or do they need to finish the legal eviction process they started?

I recommend you wait until the eviction is complete before transferring to another manager. Never change horses in the middle of the stream.
You need to document the failures of your current manager. If the manager refuses to communicate, contact the state real estate commission or board and explain the situation. They will call the manager to get the other side of the story. Managers do not like getting calls from higher up! That will usually be motivating enough.
Meanwhile, research other managers and be ready to jump as soon as the eviction is complete.
