Hello I'm beginning the process of investing in my first deal, but i get mix emotions one hand I feel excited and ready and then the negative kicks in the doubts, risks, failure and that brings me to cold feet and start questioning my self is this all together for me or is this a good deal (my friend is the real estate agent and I wonder is she helping me or helping her self and on the side helping me) so I'm here asking for help guidance and anything else you may offer :)Thanks shai

I have mixed feelings about them though.

I think you have a good mix of appreciation and steady areas for holds.

My long-term goal in real estate is to build a portfolio of multi-family/mixed use rentals to supplement and eventually replace my 9-5 income.

I know people suggest not to mix chores with work for pay, so maybe we need to restructure this a little.

You can get a very good mix of business types to rent office space, desk space, etc.I will need to check but if structured properly you may be able to use a high loan-to-value SBA loan.

But we are hoping to use the reserves to move on a second property after several months of building a CAPEX buffer.203k loans seem like a mixed blessing, for some of he reason you mentioned My lender has been pretty helpful walking me through it, but we are still considering doing more of the work ourselves and doing a much small or no 203k.With vacancy, I see you are in Ann arbor.
