Northern Dutchess county leads

After starting with some different criteria in my last direct mailing (more owner occupied properties), I am receiving a few calls from folks who are great leads for a broker. For example, I just got off the phone with a really nice lady in Red Hook, she is a newly retired attorney and is planning to list "in the next month", in anticipation of a move to Albany. Sounds like the house is in great shape, so not a great candidate for me. I have spoken with at least one other gentlemen in a similar situation in stattsburg and Rhinebeck, who I think would be a great lead for a broker. I'd be happy to share them with someone on here. I'd prefer to pass them on to someone with whom I can work with in the future, finding deals in Dutchess county. I have mostly been looking in more Southern parts of the county, but am open to other areas. For what it's worth, there are still a couple more mailings going out with this same list, so I may continue to get good retail leads while hopefully finding a deal or two in the mix for me.
