A couple pointers: You need a pre-qual of proof of funds from the buyer.You need a non-refundable deposit (the bigger the better).You can give them a budget for each custom feature that you want to allow them to pick.

I suggested to the seller we hold an informal auction to obtain the highest price, he would only agree to allow me to go back to these buyers and ask for their final highest bid. the highest bid was $175,000, and thats what the property sold for.In the commercial arena, a buyer needs to have his criteria clearly defined, his ability to obtain financing well established, and cash available for a significant earnest money deposit and proof of funds to close, if he wants to be taken seriously by brokers and sellers of well priced commercial property.

If selling the property, I would make sure the listing had the Appraisers square footage listed, note the variation in the Agent Remarks, and provide proof of additonal SF to any potential buyer.

So i won my first auction on Auction.com online, it was a forclosure that i had been watching for about a month, it went up 5 times before i finally jumped on it, i was the only bidder and won it for 37,902, the reserve price, we filed all the required documents right away, today we sent the earnest money deposit and the proof of funds, the auction.com rep told us it would be up to 10 calender days for citimortgage to i guess accept the offer and move forward, im completely new here so i was hoping someone could tell me what takes place once citimortgage accepts us, what should we expect.

The nice thing about buying from auction.com is I only had to show proof of funds (showed them a retirement account) which allow me 30 days to come up with the funds to buy.

Without proof that the tenant did the damages you have no ground to stand on, and unless the previous owner is providing all kinds of documentation regarding the tenant's damages you are probably going to be in worse shape if they contest it.
