Joint Venture Agreements

Hello everyone, I am new to real estate investing as of July 2017. I started my LLC in Oct 2017 with my mother, we are working on our first buy and hold property for the LLC. Spoke to the lender today and the LTV will be 85% interest only loan for 12 mos. Subject Property will be bought at $98K. My dilemma is I have to produce proof of 3 JV agreements done. One I have for my mother's investment property that sold in July 2018. Now, I am required to get 2 more JV agreements that state "I have conducted joint venture with XXXXXX on (property address) and it signed and dated. How can I provide this information? I am a scheduled to close on 12/5/18.

Any advice or solutions, please reply.  Thank you kindly!
