I usually prorate tenants moving in/out as long as they turn over possession.Sometimes better customer service goes a long way.

I’ve been researching BRRR and this is the strategy I’m the most interested in, however I’m unsure if flipping might be better in this market.  

I think a walk in shower would look much better, but obviously it would be a lot more expensive and it’s the only shower/ tub in the house so I’m not sure if tenants would want or need a tub in the house (especially if they have little kids).

I know LLCs can be used to invest in real estate, but I also read that someone created a leasing company to sublet the individuals personal real estate to the tenants with the actual owner having no liability since their leasing company LLC is the one responsible.This had me wondering how best to use an LLC, and I hope to hear from many of you to better understand how the LLC process works in the real estate world.

However, you had better be certain that you followed the requirements for handling and deducting from the security deposit after move-out required in your state.

Choose the right deal first, use OPM, do not put all your time in it, find better neighborhood, never live in the house which is in the rehab stage!

Sometimes, their offer is significantly better than you'd expect or ask for.

I invest in Midwest markets (Memphis and Detroit) where the rent to price ratio is much better.

You could miss the bottom of the market but still get a deal that is better than anything available at the market bottom.
