-- Sorry but it doesn't make sense to me.... dealing with Cities for building permits, sourcing material and dealing with subcontractors is a much much much more complicated then buying a house or a small multifamily to renovate and rent.

@Benjamin Obeng well, every layer of complication means a local lender will be increasingly better to help you. 

The reverse exchange is relatively complicated and expensive. 

They have so much work now (some 16 crews on the road), the owner had to hire a project mgr "guy" to run the more complicated day to day tasks that the two office people couldn't do.So, you see doing real estate can be a fun hobby to do when you aren't working. 

Plus a whole bunch more that I won't bore you with.There is no reason to make this so complicated.
