I'm still growing my assets and there are years that my net worth declines slightly which is okay because fundamentally I know my assets are producing and paying down the debt so in time net worth will grow even more.

It is hard to have shock absorbers for shares absent current yield so you end up getting completely nonsensical movement from people playing games instead of trades based on differences of opinion of value using fundamentals.

I think with vertical blinds, kwikset locks, a good cleaning job on the indside, pressure washing the outside, replacing two low-e glass, and installing battery powered smoke/COs you are right in the ballpark for a good job.
