It's good that you have a 15+ year picture, everyone wants to get rich in a year it seems.I agree with @Tom Parris comments about property age. 

Covering the pictures with graphics is definitely the way to go!

Have a website that looks legitimate and has a little background about you, your picture, your bio and how you like helping people with RE issues.

As the market tightens up and my knowledge and big picture idea grows I am looking at getting into a quality multi unit up to 1.5 million. 

Also, make sure that your pictures are watermarked just in case someone is using your ad to trick people that it is for rent and stealing their money and now they think they have a lease.

Always keep in mind the big picture, for issues like this I find an IRR calculation to really help me understand my options.

I am embarking on a more regimented process for tracking and pursuing vacants myself recently...so, what i am telling you is what my plan of action is, but it is not tried and true yet.Send the owner a picture of their house with a letter (if you have time, hand write it for more impact)...the letter might say to the effect:"DO YOU KNOW HOW MUCH IS THIS HOUSE (at 123 main st.) is COSTING YOU?

What color and brand is your favorite and if you a picture to go with it even better?!

I include pictures of items in very poor condition to show how hard it might be to sell the house over time and wait it out for another offer, the spreadsheet of total costs and put them in a tidy PDF along with the offer.
