I have a question on Scripts???

 OK so I seen a home that I'm interested in getting a contract on- right, Is there a script somewhere that can help me or give me an outline of what to say when I give this person a call,  and remember this person does not have this house listed for sale?

I have not ever called someone in that situation...they might be a little put off..but if you're that bold, maybe go for it.  I am embarking on a more regimented process for tracking and pursuing vacants myself recently...so, what i am telling you is what my plan of action is, but it is not tried and true yet.

Send the owner a picture of their house with a letter (if you have time, hand write it for more impact)...the letter might say to the effect:

"DO YOU KNOW HOW MUCH IS THIS HOUSE (at 123 main st.) is COSTING YOU?

How’d you like to put some MONEY in YOUR pocket instead?

Give me a call to discuss an offer today!

I can be reached at 817-953-XXXX.

Look forward to discussing your options about how we can purchase your property ASAP.  We may be able to pay you more than you think!

PS According to the TXXX County Tax Assessor, TAXES on this home in the amount of $3503 will be coming due soon. 

(Also, did you know that Insurance companies will deny claims on vacant houses in most instances.)"

What do you think about that idea?  I'm hoping since we are nearing the time when our county Tax Due notices are coming out, that we might get some motivated sellers calling me!!
