If the banks find out that these companies are not complying, that could mean big trouble for them.I haven't run into any companies at this point that will allow an unlicensed individual to pull comps, take the photos or give their opinions. 

If this is something you think that you would enjoy, go for it, but put most of your money in more passive investments.Just my humble opinion of what I would do in your shoes.  

I always ask them before I buy in any area to get their opinions on the local demand and reasonable comparable rates.  

Killeen still acts as a buyers market, which makes it fertile for buy-and-holders in my opinion.  

I can recommend a few.I have never heard of a legit HML that offers 0% interest for 6 months.Hard money lending is very much a local game in my opinion. 

Then either wholesale it for $105K or rehab and flip it for $174,900 to start driving up the ARV of surrounding houses...once again this is just my opinion.

Don't go for the highest cash flow areas, in my opinion.  

I realize that you have not seen the property and my explanation is subjective since others would look at it and may have a different opinion.
