This strategy is great!.   

My niche is creating opportunities  for literally 100's of families to make an income on my projects.its the trickle down.. from the home depot.. to lumber yards etc etc..

I am a Realtor out of Minneapolis, MN and I am looking to expand my investment strategies.

For the most part I find decent information here.I do also suggest that there is literally no replacement for getting out and networking IN PERSON at RE Clubs.

I am very interested in the strategy of buying mutli units and renting them out.

I have access and it literally has tons and tons of cash buyers from every city in the U.S.

The Buy/Hold with cash flow strategy is what appeals to us most.

Entire website is mostly focused on US market, but I think the general strategies work in Canada as well.

That was my strategy and now my only intent is increasing monthly income by acquiring more.

I want to find a few properties for around $130K each to make a 1031 work when I sell a current property a few months from now.Not looking for turnkey that sells at retail prices, but for properties I can build 25% + appreciation into with rehabbing that will allow me to refinance later on to follow the BRRRR strategy (so an ARV of $200K from a purchase price of $130K).
