I see no reason why using a HELOC on your primary residence is any worse than pulling it out on your rental home?

My primary reason for pursuing a license is access to the MLS as well as the opportunity to learn & network.

IMO its about your goals and situation, those are pretty good numbers either way.

Goal is to see for myself, over time, how California appreciation differs from out of state investments.Any advice/resources for the Stockton/Lathrop/Fresno areas would be appreciated!

@Vincent Plant many folks are having trouble and without more context to the "how" you are exploring deals or what your goals are it is difficult to provide a solution that serves you. 

@Kenneth LinkousIn this market there are many vacation home neighborhoods such as, windor hills, Championsgate, Storey lake, Windsor at Westside, Solterra etc that were built to be vacation home neighborhoods and zoned accordingly some you can only own as a vacation home not even a primary home.

Buy and hold is my primary strategy for REI as well.
