What is the best way to leverage my home to invest in real estate?

What is the best way to leverage my home to invest in real estate? I have lots of equity built up in my home. I want to use some of it to start invest in small multi family. I thought of using a HELOC but it seems that is probably best to use if I was taking it out of a investment property not my live in home. I need some advice because I want to make the best decision and set myself up to do more deals.

It would actually probably be a lot faster and easier to get the HELOC assuming you have enough equity and report your income. The rate will most likely be lower as well. @Ash Hegde, what do you think on this? I'm sure you can advise better than I could.
