As someone experienced in property management, it's concerning how often people are swayed by the appeal of a single property without considering its surroundings, such as being near deteriorating areas.

Attend meetups and meet as many people in RE as you can.

I am also sure there are some other people on BP that can help with more out-of-state investing.This is all VERY GENERAL information and will vary depending on where you live.

to be more specific, and probably old school, but i want a physical book there that people have access to.

We have hired designers on projects before and people came through not liking the finishes and look of the home. 

I think a lot of people like to come down and go to the beach and also see a game or two. 

But again, I haven't invested with them so I can't speak to the actual returns that people have seen.
