What Real Estate Markets Should I Invest In As A First Time Investor?

I am having a hard time finding anything that cash flows with a down payment from 20% - 35%. Should I be expecting to place a down payment of 40% or more? I am looking for a growing market with lots of appreciation value.  Please help. I have been struggling to find that I need. Thank you so much.

Ryan- I would definitely take a look into OH. Columbus and Cleveland. Cleveland has more cash flow opportunities while Columbus you can find some cashflow opportunities but it’s more of an appreciation play since the city is growing so fast. Would be happy chat it up with you.
