@Eben Rohling cash for keys is your best bet, but everyone knows there are no evictions right now and they can live for free for as long as this lasts (which may be more money than what you offer).

plus i find it hard to beleive in the current environment.. as long as its a credit union or real bank.. if its a joker broker be careful you not being set up to lose up front costs.
