Non responsive tenant

Looking for advice!

I have a tenant that said a month ago that they want to move out maybe at the end of April, but wouldn’t give a firm answer. When I pressed for a firm date, the conversation turned negative. Long story short, the relationship was damaged and I think it would be best for them to move as soon as possible. (There are other factors in play as well)

It’s April 10th and no rent has been received. I can’t get ahold of the tenant. Left several messages/texts. With the Covid-19 and eviction restrictions, I’m not sure what to do next. Any help appreciated!

Have you offered them cash for keys?  It's probably cheapest to try to get them out and re-rent it.  Unfortunately, you can't evict in Minnesota during COVID-19.  If you can't do cash for keys, you're likely going to be out of rent for 90-120 days and then have to pay for legal fees for eviction once that opens back up.
