Where it gets fuzzy is - how much does HUD (their software, to be exact) expects to get, for the bid to be accepted?

Your dilemma is exactly why I took my properties back and developed a software to simplify management so I can do it myself. 

Best to find somebody local who can tell you exactly what it's like dealing with the local sec8 office and sec8 tenant pool.  

Pad your reserves with the cash flow.The liquid side account absorbs month to month fluctuations (extended vacancies, major repairs, etc. they WILL happen) and keeps you alive until you can find other options, or until conditions improve.

Or at least for sfh it is, almost bought one exactly like that.

I breakout two values, the lot rent with applied cap rate and then a value on the POH’s based on age, condition, etc.

Does anyone is the Kansas City Mo area have or know a reputable Attorney and Title company thats familiar with seller finance, sub 2 deals to be exact? 

My husband has done handyman work for her and says the properties are in decent but not upgraded condition.  

Also keep in mind that everything is relative to the general condition of the property.
