We have been looking in other parts of the country to invest in (NW Arkansas, Gatlinburg, Nashville, etc) as the West Coast is pretty pricey. 

@Justin Phillip I filled a SFH vacancy that I had a few months ago with a family moving from the west coast for a new job.

You also should touch base with @Ronan M. as he works those neighborhoods all the time and owns buildings down there.I am partial to the western suburbs.

Maybe take a look along the brown sands of texas or the carolinas, or small towns on florida's rocket coast.

I would prefer East coast area because I am currently based in South Carolina.

I use property radar for looking up off market properties while driving for dollars and building my list to source leads but it is limited to a few western states as I'm here in Arizona.

I am in Western Wa and ready to buy should a decent deal that meets my criteria come along.

@Jay Hinrichsin a true foreclosure the trustee automatically sends the funds ( if any) to who ever lost the house.As you regularly point out to me yet another difference between east and west coast.

You could live on opposite coasts , fly first class , stay in a penthouse suite , and hire a limo to get you around .
