This was acceptable to me in the past because I was betting on appreciation to make up for lower cash flow. 

I think your best bet is to customize as much as you can with the info you have. 

If you have a willing partner that is a viable option and may be your best bet to start until you can build enough capital to branch off.

First of all, it is most important that everyone remains safe and I don't want this thread to suggest anything otherwise, but curious how you all are dealing with this on the work side?

Having lived in a previous apartment where someone has tried to break in twice while i was home i pulled my gun out to be safe, a bit later after i was ok to put the gun back i took the clip out and was trying to release the bullet in the chamber.
