As a real estate broker, I much rather sell two $700k golf course homes than to flip a home as I would make more money on an hourly basis with much less stress. 

The most common idiot is the we are going to buy a million dollar house so we need to sell this $500k home for $750k so we can swing the deal on the new home.

Many have golfing buddies that are real estate brokers.
