Having said that, it is entirely possible that if you observe all other corporate formalities with regard to your LLC, don't co-mingle any funds, and pay the mortgage from your personal funds, rather than from your LLC account, that an Indiana court may not pierce your corporate veil. 

Scammers know about how long they can milk a place, and want to disappear before they are formally booted out.Do the id check now, before you make the property unavailable to other real renters.They are not going to pay top dollar for a 2 month stay when they could rent a house for what, maybe 6 months for the same price. 

The lodger has no formal lease, and the lodger was served a 30 day notice to vacate the property over 30 days ago.

You could probably just send a formal demand letter yourself first.

All state procedures are different, In some states a judicial order allowing foreclosure must be obtained.

If so, check the actual file (filed with the state superior court here in the judicial state of NJ).

But how do you judiciously pull it off?
