Listed a few days; have first booking on VRBO

Whew!  I was wondering how long it would take to get my first booking without having any reviews.  I dropped my prices below the competition for the first week, and then used the algorithm suggested by VRBO.  Turns out to be only a few days.

I'm working on filling out the templates for communication, and other information needed by the site.  I like the interface, so far.

This property is on the barrier island in the area South of Cape Canaveral and Cocoa Beach, so demand seems to be pretty high My first booking is for January for 5 adults and 60 days.  That'll do.

Carefully check out their identification, driver's licenses matches car registration, etc.  Check the references for EVERY adult.  

Sometimes parents will rent like this to get their useless adult child and spouse out of their house, and they know that no normal landlord would rent to their kid.  

If its for over 25 days or so you really should run credit and background checks on all adults.  They may not leave or pay rent after the first month.  Be extra careful if they only want to pay for one month at a time.

Also when checking them out, look for any kids they may have.  If you rent to the adults, the kids will come too, and you can not say no, unless your rental contract has a person (not kid) limit such as no more than 2 people per bedroom, maximum.

Sorry, but you likely are renting to professional scammers.

Many scammers use short term rental properties and rent for over 30 days and know that you will not be able to evict them for a long time.  And they wont be paying.  Then they move onto their next vacation destination in 6 months or so...when your place is trashed beyond their standards.
