The problem with these property management/inspection companies is that they many times take investors for a ride with their money.

If I were in your shoes, I would focus on getting ride of debt first.

Reason: The average home owner wasn't in a cash crunch and could afford to ride out the bad times.Many investors dedicate a portion of their portfolio to higher potential return properties for this exact reason.

With the amount you'd be putting down, you should be able to weather a storm as long as you ride it out.
