Need help with Tucson mobile home comps?!

Hi All, 

This is kind of my Hail Mary. Currently I have a motivated seller that needs to sell fast. They own a mobile home, but they have 3 properties on 1.25 acres. There aren’t enough homes that have sold in the past 6 months do comps on and none of them are as unique as this one. I’d like to get them under contract this week to wholesale, but struggling to figure out the offer. 

Any advice or realtor referrals that could be helpful would be much appreciated!
