If you have little or no VA entitlement remaining but still want to use the VA loan, you wouldn't be able to do that until you restore that entitlement which would mean a refinance into a conventional loan product once you have enough equity in your current property.If you do have VA entitlement left and are able to look at other properties using the VA loan, your lender will likely NOT include rental income on your current Las Cruces property if you're renting to a tenant unless you have 2 or so years of that income documented on your taxes.

@Luke LadzikFirst, you will want to get an idea of what you can finance first so that you know what price you can search for.Then get some help from Realtors in those areas that you like and determine if you can get a cash flowing property and or sufficient appreciation over time to continue growing your portfolio.You may want to consider other provinces like New Brunswick/Alberta/Nova Scotia where prices are lower.I am investing in Nova Scotia now.
