I don't have funds for the roof, or to replace the outside supporting wall frame and stucco.However the bank has changed the locks on me multiple times to "protect their asset", which got me wondering, would they also put a new roof on it and repair the rot to protect their asset?

In some places you can't put bedroom door locks on unless you are a boarding house, although I am not sure if any one checks that.Another thought is if you don't have central air there some boarding houses that have a monthly air conditioning charge if you put a window unit in.

They all lead to a significant negative monthly return due to one or more of the following reasons:1) Asking Price is too high2) Traditional loan rates (FHA and Fannie Mae) are too high and affect total debt payment3) Existing rents are too low, so loan underwriters won't approve.4) Market Rents aren't high enough5) I would like to use the minimum down payment with FHA (3.5%) or Fannie Mae (5%).So, from all of these attempts, my understanding is the only way to make a house hack work in this region where I would at least breakeven on a monthly basis, is to purchase at a significantly lower price, lock in a nice creative deal or bring up my down payment to at least 20%.

If the locks need to be drilled they would need to coordinate and set that up.2) The property manager would be the one that holds on to the keys. 3) You would have a leasing agent show the property from PM.
