I don't see how maintenance of the home would be any different.But at some point, I'm guessing you'd have to itemize what is and isn't covered.

Would you consider this as a normal wear and tear or a damaged item that tenant is responsible for the repair/replacement?  

They can smell "smoke" and have found some suspicious items in the yard all while there is a lot of traffic in and out of the apartment.

,I'd add a couple items to your MAO calculation:ARV x .7 - (repair costs) - (minus closing costs) - (desired profit) = MAO...if you're planing on selling.
