Wholesaling Contracts

Hey BP,

New user and future Real Estate Investor from Richmond, VA here. I was wondering if anyone from Virginia would be able to share a Wholesaling Contract template with me that includes a "walk away" clause. I want to make sure that if I am unable to assign the contract I am still able to walk away from the deal. I know I would lose the deposit on the contract but I am ok with that. Just want to make sure I'm not stuck holding the bag. Thanks!

Wow, it's like a runaway freight train!

Since I don't know what I'm doing; and

Since I don't really understand real estate contracts, I need to feel secure in knowing I can enter into a contract that hopefully binds the seller but not me!

 I also don't understand contract law either, but it seems fair to me, I don't know anything about being the dominate or servant type stuff, I just need weasel clauses so I feel safe enough to go hang a contract on some homeowner and after I screw up, I can walk away!

That's also why I'll be going to meetings asking older wheeler dealers who still don't know much more than I do about real estate to teach me.

News flash, going in with that thinking you probably won't be okay.

Why not learn real estate, go buy an agent's text book and read, not mentioning other options.  

But then again, we all know youth lacks wisdom. :)
