Dave Cali I can manage SFHs, condos, town homes, 2-4 unit multi-family homes, mixed use buildings and small multi-family buildings up to 10ish units.I have no need for a software as of now because I only manage a handful and stay very organized with each one.

Going to spread some dry cement mix and rake it in then wet it down to lock up the sand where you walk .  

If you're looking for a mix, then your best bet might either be the burbs of a coastal city or urban core of a Midwest city.Hope this helps!

Upon initial inspection it looks like the electrical is a mix between knob and tube and Romex (looks like it was somewhat redone in the 60s)1) we currently have 10k aside for rewiring electrical, is that reasonable?

It's a good rule of thumb that you can't mix the benefits of a 1031 exchange with your own personal residence.

But I absolutely understand the hesitation to add more debt to the mix.
