Just got a call from a tenant , no heat . Its a gas furnace .  The service guy was there and it has a cracked heat exchanger . This doesnt suprise me since the furnace is over 35 years old .It was due . So I am dropping off some electric heaters and get to spend some money next week .

The fun part is the furnace is in a crawl space .  And its tight so I am going over Monday with a backhoe and dig out an area so its easier to install   .

Only if i want do a complete bathroom remodel , the bath room is right over the furnace .  I wish it was that easy .       I dont mind humping some dirt , and I am pulling the old furnace , and setting the new one .  The new furnace and AC is costing me $ 1500 and the hvac guy is charging me $ 500 to hook it up once its set .  My other 2 quotes were for $ 6500 and $ 7200 .  So I figure I am making  around 4 grand  for digging for a couple days .

It isnt how much you make , its how much you keep .
