Also you might be able to add a 2nd floor if the footing can support it, if it's a problem of not enough square footage...that may be cheaper than a tear down but probably not if it is really old or in bad shape...

Flooring, painting, drywall repair, etc. shouldn't need any permits.Anything that needs a license (HVAC, new electrical circuits, new plumbing, etc) or larger changes (like roof or siding replacement) is typically going to need one.

I've recently replaced the floor and the drywall in the bathroom and don't want to have to rip it up if i don't have to.So I bought a 12" rough in toilet not knowing the different(noob).
