Hi there,
My husband and I are moving about an hour and a half away, to an inner ring suburb (closest to the city) of Cleveland. He owns and manages several residential properties (8 units in all) in the small town where we have lived for many years, and we're going back and forth looking for a multi-unit property to get our feet wet in Cleveland. My family lives there so, for now, we're staying on the third floor of my parents' house (staying with your parents in your 40s, weeee!) when we're in the Cleveland suburb.
I joined BP a few years ago with an eye toward this move I knew we'd have to make eventually, but only now that we're in the midst am I looking, in earnest, for any advice or experience that other real estate investors can share to help us find the best path to a successful transition.
Having done an initial search for property management companies in the small town we're moving from, my husband was disappointed. His health is good right now (long story but may not always be the case) so he is able to commute back and forth as needed once our move is complete. There's a major dearth of qualified (or even reliable) candidates available for anything in the way of a part-time property management position (i.e. free unit and maybe small salary for on-call and other duties), but we hope that will change when the business grows to the point where we have more capital to offer a more qualified person. So in the beginning at least, my husband will be managing the properties he already owns - by phone from 1.5 hrs away and in person when necessary - and managing the multi-unit property we move into, as well as any subsequent properties into which we invest in the Cleveland area.
