When you use an IRA to buy-fix-resell properties (flipping), for example, the IRA is not receiving passive income from the real property, but rather is acting as a real estate developer/contractor and the property is really just viewed as inventory in a sale enterprise - thus UBIT applies if this is done on a consistent basis.

Thanks @Frank Yang  the inspection report does not say anything wrong with the HVAC but states the age of the HVAC which is not consistent with the ad.
