If they keep wanting to low ball unreasonably, you have to decide whether they’re worth your time.

I know I originally got my RE license because Realtors were getting tired of me submitting "low-ball" offers that were almost always rejected.

He kept two of the units vacant for 3 years & it was so run down so we low balled it & got it.After 12 months we gave him the proverbial 30 day & he threatened us with legal action & because he had lived there so many years & had all his pets buried there he felt he was legally entitled to some acreage.  

When I had less experience I took on a few kids who wanted to be investors, but they just wanted me to put in low-ball offers that would never be accepted.

You also need to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etc You will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc.

You'll learn soon to just eye ball appliances and make a judgment call to add into your rehab budget or not. 

That makes way more sense and will get the ball rolling in your favor without you getting burned .

Last thing, I don’t ask him to do crazy low balls. 

I am a very dedicated person trying desperately to get our of a 9-5 but do not have the balls to do it.
